Having recently purchased the Thomastown Homemaker Centre (THC), the building owner engaged Alpha to Project Manage the recent base building tenancy separation works in order to maximise rental and yield.  Originally built in 2001, THC sits on a land area of 10.38 acres, has a floor area of 16,514 sqm, car parking for 447 vehicles and anchor tenants such as Harvey Norman and Beacon Lighting. 

The project involved the separation of an existing 2,000 sqm bulky goods retail tenancy into two (2) smaller tenancies of 1,360 sqm and 636 sqm, including full base building service separation and new incoming supply of essential services (electricity, water).

The larger tenancy was subsequently leased to another prominent retailer, JB Hi-Fi.
