ISPT, one of Australia’s largest unlisted property fund managers, a $16 billion portfolio of investments and developments in commercial, retail, industrial and residential property in Australia, engaged Alpha as the Project Manager and Superintendent for the 5 Star Green Star refurbishment of Casselden, 2 Lonsdale St, Melbourne.
Originally built in 1992, Casselden is one of Melbourne’s most heavily used Grade A multi-storey commercial buildings with 61,500sqm NLA, over 39 levels.
The ground floor foyer project involved the refurbishment of the existing foyer including a new glazed facade, stone flooring, striking ceramic paneled interior walls, new cafe/dining area, multi-media wall and lift lobby upgrade.
A green wall was installed in the cafe/dining area and in an Australian first, utilises 100% recycled water from the upgraded blackwater treatment plant. Other key aspects of the project include the full refurbishment of all 39 levels of lift lobbies throughout the building and a new end of trip facility (206 locker, dedicated bicycle storage and shower facility).
With 5-star Green Star aspirations, including 4.5 Star NABERS Energy and 4.5 Star NABERS Water targets, one of the key criteria for ISPT was to exceed government green lease objectives, and to provide quality office accommodation comparable to newly built CBD and Docklands offices. Also, in line with the sustainability objectives of the project are the tenancy floors upgrades, and the installation of the blackwater treatment plant connected to the upgraded plant facility in their adjacent property at Urban Workshop (50 Lonsdale St).
The building remained in occupation throughout the project and staged handover was provided as required.
